We are a community dedicated to fostering a safe, friendly, and welcoming environment for all residents. Our association provides a variety of services and amenities to enhance the quality of life for our members. From maintaining common areas to organizing community events, we strive to make our neighborhood a great place to call home.
Our community consists of 77 air space condo homes. The entire Commons at Cordata Condominium consists of 27.736 acres. The units (homes) and the private roads (including common parking areas) total 8.932 acres. The wetland buffers and conservation easement tracts total 18.804 acres. The development extends along June Rd. to Aldrich Rd.; from Aldrich to almost the Mahogany St. trail.
Our development of condo homes was built in 4 phases.
Phase One: 12 homes built by Janicki Homes, Lots #1 - 12 (Beginning Fuchsia Dr. and Verbena Ln)
Phase Two: 25 homes built by Janicki Homes, Lots #13 - 37 (Middle Fuchsia Dr. and Fuchsia Loop)
Phase Three: 22 condo homes built by Janicki Homes, Lots #38 - 59 (All of Kodiak Ln.)
Phase Four: 18 homes built by Grandview Homes, Lots #60 -77 (End of Fuchsia Dr - Dandelion Ln


The Commons at Cordata is a community of “air space” condo homes. An air space condo defines the boundary by an imaginary block of air that sits on the property boundaries. Each unit owner in the Commons at Cordata development owns their land and is responsible to maintain their home interior and exterior along with landscaping. .
What Is A Condo Owners Association?
A COA is an organization of homeowners in a planned development. Our development is governed by The Commons at Cordata Condominium Owners Association. The purpose of a home owners association is to provide a structure for preserving, maintaining, and enhancing the value of homes, property, and infrastructure. Any modification to the exterior requires the consent of the association.
What Do Monthly Fees Pay For?
Think of our community as a small city and the monthly association fees as the monies needed to maintain our city. These monies cover a myriad of expenses such as

How Can I Get Involved?
The success of the association is dependent on involvement by its members. There are numerous opportunities to contribute your talents, from volunteering to help with partner projects to assisting the association as a board member.
The Commons at Cordata Partner Projects
Do you have a great idea for the Commons?
Residents at the Commons are invited to partner with the board of directors to develop projects
that help administer, beautify, and connect neighbors in the Commons at Cordata community.
Projects may be suggested and implemented by the board or homeowners. Homeowners can
enlist participants from the Commons community to accomplish the project or work on the
project individually. You can download a Partner Project planning form below.
Project Suggestions
Projects such as the annual summer party, neighborhood happy hour, community clean-up, landscaping projects, website and newsletter, safety issues, or anything a residents thinks would add value to our community.
Project Requirements
• All proposed projects must be submitted to the board with a completed project planner.
• The project planner must detail the project, participants, tasks, material and labor costs,
timeline and any additional diagrams, sketches or design needed to clearly state details.
• The board must approve the project and expenses before a project may start and sign
off on the project before reimbursements will be approved.
• Any project reimbursement must be accompanied by a reimbursement form with receipts
from licensed vendors and stores.
• Companies and vendors participating in the project must be licensed, bonded, and insured.
The Commons at Cordata neighborhood was built in four phases, and with each phase, neighbors have welcomed one another, volunteered their time and contributed to making the Commons a beautiful community to live in. We are are happy to call this place home.
